The seller net-sheet (no-code rung)

Build-along · ~12 min at your own keyboard

The purest no-code app: fixed inputs (price, loan payoff, commission %, closing costs), fixed math, one number out. This is the 'Artifact for speed' case. No flexibility needed because the formula never changes, so describe it in chat and let Claude build a runnable Artifact, or a single-file tool in Claude Code with a tiny form. The logic is the whole app. (B12 already named the net sheet as your model first endpoint, this is that math, made real.)

Your starter: Seller net sheet shape

Template

Make it yours: Fill every bracket from your closing attorney's or title company's actual fee schedule and date it; remove any line that does not apply in your state.

SELLER NET SHEET: [address], prepared [date], figures from [source, dated]

Sale price (assumed): [ ]
Less:
Commission, listing side: [CHECK WITH BROKER: per the agreement]
Commission, buyer side: [CHECK WITH BROKER: per the offer]
Payoff, first mortgage: [from the payoff letter, dated]
  Payoff, second / HELOC: [ ]
Title and settlement: [from the fee sheet, dated]
Transfer tax / recording: [from the county schedule, dated]
Prorated taxes and HOA: [ ]
  Repairs agreed: [ ]
Estimated net: [ ]

This sheet is an estimate from the sources named above. Every figure is checked at closing.
Figures only: the property, never the people. No line about why the seller is selling.

The coach checks that what you paste back is your own work. The starter pasted back unchanged won't pass.
