Terms of Service
Effective July 20, 2026 · Operated by Stevesaiguide (“we,” “us”). Governs both the Keyroom (residential) and Boardroom (commercial) products (the “Service”).
1. Acceptance
By creating an account or using the Service you agree to these Terms, the Privacy Policy, and the Acceptable Use Policy. If you do not agree, do not use the Service.
2. What the Service is, and is not
The Service teaches AI skills and generates draft text and analysis from your inputs. It is an educational and drafting tool only. It does not provide legal, brokerage, appraisal, lending, tax, or investment advice, and using it does not create any professional, agency, or fiduciary relationship.
3. AI output. Accuracy and your responsibility
AI output is generated by probabilistic models and may be inaccurate, incomplete, or outdated even when it appears authoritative and specific. You are solely responsible for reviewing, verifying, and editing every output before you rely on it, publish it, or share it.
You agree to keep a human in the loop: the Service produces a first draft; a qualified person reviews and approves the final version. We do not warrant that any output is accurate, compliant, or fit for a particular use.
4. Fair Housing (Keyroom / residential)
Real estate advertising is subject to the Fair Housing Act (42 U.S.C. § 3604(c)) and related state and local laws. Liability can arise from how copy reads, regardless of intent. Any Fair Housing screening or flagging the Service performs is a first-pass aid, not a guarantee of compliance. You remain solely responsible for ensuring every listing, post, image, or communication complies with Fair Housing and all applicable advertising laws and MLS rules before publication.
5. Valuation, financial, and lending output (Boardroom / commercial)
Any valuation output is an opinion of value prepared with software assistance. It is not a USPAP appraisal and is not prepared by a certified appraiser. Financial and underwriting output is for informational purposes only, is not investment advice, and must be independently verified. The Service does not make credit decisions and its output is not a loan commitment, not a credit decision, and not fair-lending advice. You are responsible for compliance with ECOA/Regulation B, the Fair Housing Act, and all applicable laws when using any output that touches credit, lending, or value.
6. Accounts and eligibility
You must provide accurate information, keep your credentials secure, and are responsible for activity under your account. You must be at least 18 and use the Service for lawful business purposes.
7. Subscriptions and payment
Paid plans (“Pro,” team/seat licenses) are billed as described at the point of purchase, and those terms, the billing cycle, renewal, and cancellation, apply to your plan. You can cancel from your account. Fees already paid are non-refundable except where required by law or stated at checkout. Free-tier access and metered usage limits may change on notice.
8. Acceptable use
Your use is subject to the Acceptable Use Policy, including the prohibition on generating discriminatory, deceptive, or unlawful content.
9. Intellectual property
We own the Service, its content, lessons, and prompt library. Subject to these Terms, you own the inputs you provide and the outputs you generate, and are responsible for your use of them.
10. Disclaimer of warranties
The service and all output are provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, non-infringement, and any warranty of accuracy or compliance. We do not warrant that output is correct, lawful, or suitable for your use.
11. Limitation of liability
To the maximum extent permitted by law, Stevesaiguide will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss arising from your use of, or reliance on, any output. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.
12. Indemnification
You agree to indemnify Stevesaiguide against claims arising from your use of the Service or output, including your publication of any generated content.
13. Changes, termination, governing law
We may modify the Service or these Terms on reasonable notice. We may suspend or terminate accounts for violation. These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-law rules. Any dispute is resolved by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, seated in Delaware, on an individual basis only (no class or representative actions). You may instead bring a qualifying claim in small-claims court, and you may opt out of arbitration by written notice within 30 days of first accepting these Terms.
