A skill is a checklist Claude loads on demand: a SKILL.md describing when to fire and exactly what to do. Anything you've explained twice (how you write a compliant listing description, how you run a review-request workflow, how you draft the 5-touch buyer follow-up) is a skill waiting to be written.

Your starter: Listing-launch skill

Checklist

Make it yours: Replace the steps with the order your office actually launches in, name your own photographer and sign vendor, and delete any step you have never done.

1. Pull the county card and the last deed. Note anything that does not match the seller's story as [CHECK WITH BROKER: item].
2. Draft the property description from the walk-through notes: rooms, light, lot, condition. The property, never the people.
3. Build the photo list: [your photographer], order of rooms, exterior at [time of day].
4. Draft the disclosure packet cover note; list every form the seller still has to sign.
5. Write the three launch messages: sphere, past clients, the agents who sold nearby this year.
6. Stop. Show me the whole set. Nothing posts, prints or sends until I say so.

The coach checks that what you paste back is your own work. The starter pasted back unchanged won't pass.
