Loan-program rules change, and reciting FHA or USDA limits 'from memory' is how AI hands your client a wrong, dated answer. The fact-check list flips it: you paste the current program rules and the buyer/property facts, and AI checks each criterion MET / NOT-MET / UNKNOWN against the pasted rule, quoting it. It never recites a rule, a rate, or a limit it wasn't given, and it never decides, fit is fit/no-fit/UNKNOWN for a lender to confirm. Program eligibility is about the loan and the property, never a protected characteristic of the buyer.

Pasted program rules (from the buyer's lender): 'FHA: owner-occupant, 2-4 units OK, min 3.5% down at 580+ score; VA: eligible veterans/service members only; USDA: rural-designated areas only, 0% down.'
