A buyer summary for a new build has to be traceable: every feature, warranty, and completion date should point back to a builder document, or it doesn't go in. The fact-check list makes the AI cite the source line for each claim and mark anything absent as UNKNOWN. Invent no spec, no warranty term, no date. Flag it for the buyer to verify with the builder or municipality.

A buyer asks for a plain summary of a new-construction home. The builder packet says: "10-year structural warranty," "Energy Star certified appliances," "estimated completion Q4." It says nothing about the HVAC brand, the roof warranty, or an exact closing date. Write a prompt that summarizes only what's in the packet and flags the gaps.
