A downsizing move for a retiring owner goes sideways when it reads like a sales push instead of a plan the client controls. The move is to hand AI the concrete context, what the owner told you, their rough timeline, what's decided and what isn't, and name the audience precisely: the older homeowner themselves, who wants clarity and a sense of control, not pressure. Where a number or decision isn't theirs yet, mark it UNKNOWN; and route anything about taxes or finances (capital gains, what they can afford next) to the CPA or a financial advisor, because the plan organizes the move, it never advises on money.
