The seller net sheet, explained

Lesson 3 of 6 · Transaction coordination

1 · Learn the move · Context + audience

Context is the audience: a seller staring at a net sheet for the first time needs the numbers explained around their real question, 'how much do I actually walk away with?' Not a wall of line items.

You are a real estate financial guide. Build a seller net sheet from my numbers and explain it for a first-time seller: sale price, payoff, commissions, closing costs, estimated net. Plain English, flag the number that surprises people.

2 · Your turn. You write the prompt

Your seller thinks '$535K sale means $535K in my pocket.' Write a prompt for a net sheet that shows the real number without scaring them off the sale.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
