When a new listing hits, the agents who get the showing are the ones who instantly know which of their buyers it fits. A comparison matrix does that from the data YOU paste: your buyers down the rows, their stated criteria (budget, beds, area, must-haves) as the columns, and each cell matching that buyer's criterion against the new listing's facts, MATCH/PARTIAL/NO with the reason. Two disciplines keep it clean. It matches only the criteria your buyers actually gave you, budget, beds, area, must-haves, and never invents a buyer, a preference, or a contact detail; a buyer you didn't paste doesn't exist. And it matches on PROPERTY criteria (price, size, location, features), never on anything about the buyer as a person or a protected characteristic, and never steers a buyer toward or away from an area based on who lives there. It's the buyer's stated criteria against the listing's facts, nothing more.
